Virtual Office Las VegasCash is king in Las Vegas real estate

Over the past 5 years, I sold a lot of real estate markets in many different countries. In 2003, mass of investors came into the Las Vegas market and purchased single family homes and condos. In 2004, the scene is repeated in the Phoenix market. Markets in 2005 as Albuquerque and Austin had a large amount of investors snatch homes to new construction. In 2006, Carolina is hot and East Coast investors invested heavily in many markets in Florida.




All the while I was buying and selling in several of these markets I was sitting on the sidelines in the Las Vegas market because house prices were too high and they simply do not make the right meaning of cash flows for investors. It all began to change in the summer of 2008, prices began to fall faster than normal and the point of cash flow has been reached again. This cash flow which I speak is a simple equation in which the amount of money an investor can get for renting a house than his / her ownership costs. These ownership costs include mortgage, taxes, insurance, repairs and property management. With a deposit of 20% of positive cash flow can now be achieved in this market for the first time in several years. Las Vegas led the nation in the seizure of more than a year now and the amount of seizures coming on the market are nearly three times the amount of just a year ago. Approximately 1 home in every 70 is in a stage of foreclosure market here in Las Vegas. The median house price in Las Vegas is down nearly $ 10,000 per month during the past year from a peak of nearly $ 300,000 to a new median price of only $ 189,000.




As an investor and a full-time licensed Realtor, I spend my time looking for the best deals for me and my investors here in this market. Local newspaper articles and analysts talk down about 30% of the value. The reality is that we are seeing prices that are reduced to 50-70% off of where they were only 2 years. Many of my business in the last month or two come well below 50% of seniors highest values from 2006. I just sold one bedroom condo to $ 53,000 which was $ 148,000 two years ago. That's almost 35 cents on the dollar people. New two years, three bedroom houses that have been as high as $ 300,000 just two years ago are now prices under $ 120,000.




It opens the doors for almost everyone to step back on the market in Las Vegas and start buying again.
