How can I search a property title to ensure there is no lien on this? I want to be sure this property I am about to purchase has insufficient privileges on this. Can someone please advise me how I can do myself? If I hire a company to track, how do I expect to pay?
Cost of title insurance is based on the price / cost of the house. You'll need to call some companies under your area to get an accurate estimate.
It is unwise and risky to buy a property without one. There may be unrecorded problems that may occur as an encroachment or adverse possession and you do not have insurance against them.
Why are you doing all this work so that you could hire a real estate agent who in turn did all the work at no cost to you. Hiring a real estate agent AGAIN not cost a penny. There are things you may not know about the complexity of the contract and in your interest that you need a realtor. Your concern about privileges should not be your only concern, but if your game death to do it yourself, have at it. Good luck!
You'll probably have to pay for title insurance anyway, let the company do their job title, they are responsible for errors and it could be a complex search.
starting off at the county courthouse where the property is located, they should have a computer database to search to see if their are any liens recorded against the place
I have always spent by a company title. that comes with insurance if they forget something for about $ 500 it's worth saving the headache.
