Looking for a new house plan?

Start by identifying your needs:

An architect identifies the needs of customers.
They help clients develop a program.
When you develop your own program, write to your needs.

Be open and honest to ask you what you expect from your new home. Considerations in this area include the space requirements. Note: The amount of space and type of space - taking into account anticipated changes in the size of your family. Will you need to accommodate aging parents or a growing family? Will you need a home office to meet your future career plans? Do you intend to live in your new home after retirement? Is this a return of the children after school? Do you have the space to accommodate an elderly, sick or disabled? If you are less concerned with how others perceive your instinct may be the guide. You may need to find a balance between personal needs and make a statement. Your program should also consider your budget. Remember to leave dollars for the landscaping and furniture. A house under-furnished new with little landscaping can be a real disappointment. Adding 10 per cent of the total cost is a good percentage to be added to cover unforeseen changes, additions and improvements are inevitable.

Home Sizes
The program that you develop can be somewhat of a wish list and reality may force changes. This realization will probably occur when you establish an affordable square images for your new home. The size of the house you build is the most important factor.
You can determine the average cost per square foot for new homes in your area by calling the local chapter of the National Association of Home Builders. Multiply the square footage of the house you want to build by the average cost per square foot to determine the overall cost. If you are looking at a grand total that is well beyond your budget, you'll have to scale down the design or a new one. If it is close to your budget, you can adjust the options, extras, and finishing materials to stay within budget. Developing a budget and calculating costs will take time and research, but it is an action that should occur.

Home exterior styling
Determine the exterior style of your new home. Many people know what they want, but if you do not know is simply what you enjoy. Home designs are very regional, and it must be borne in mind. Select home designs appropriate for your region. If you choose to be unique, it could affect the resale value.
