Should I provide a home warranty on a new home? I just want to build a house of small to medium and sell it. I have built, renovated, added to and renovated many homes for many years. His real passion, but for other reasons I am involved in the medical field. I would like to build a new house for sale. Home Warranties have always been an option for buyers. Im out in all different cities permit requirements that the manufacturer must provide a standard warranty (cost to the builder is determined by the selling price of the house). Is it a federal rule madated and apply it to me to build a house, or have the local beauracracies outgrown their own good? What about building outside the city limits (county)?
You can check with your local regulations and manufacturers' code, but, it's a big but, I would not buy a house without at least one year warranty. There is always a good sale, but limited to one year. With luck, nothing goes wrong in the first year and, if so, you're covered.
Depends on your state. Most require that manufacturers are items guaranteed for a minimum period of one year, I think Florida is 10 years. There is a company that you may be able to buy a good warranty program you can you get the hook to take care of items that need attention.

Build your house. Move within a few months. Go out and sell it as a home owned. HOW is now a matter negotiable. Maybe. The best: Consult a local real estate lawyer.
