Which home warranty should I get? I'm buying a townhouse and need information on guarantees of origin. Advice? I'm buying in Texas.
Home Warranties are a scam, honestly. We bought our house in January 2009 and had AHS American Home Shield and they were a joke. We've had a bad smell in the house after the first 2 months of life within it. I called AHS and they sent a plumber who charged 60 dollars, he could not find something, this happened three times and each time they say something different, last time I said it would cost 3300 to replace my pipes and when I called AHS they said they covered oh we will not cover this brand of piping. Anyway my neighbor came and he knew exactly what it was, I had a dried up pee trap, a glass of water poured down the drain and the smell was gone forever. It cost me 240 for them to tell me anything over 90 I paid for two months. Cancellation and now I just put 100 dollars a month in an account I set up only for repairs
None. Too many of them leave the company and when you need them, they will not be there. Just start a savings account and put something in months for repairs. If it is a condo, you typically are responsible only for the items inside, not outside anyway.
I think a home warranty is a good investment. Your realtor should have brochures that you can use for comparison. They are not all the same. If your agent does not offer options, beware, they take bribes to recommend certain companies. I know that Old Republic pays well, Home Warranty of America has 13 months instead of the standard 1 year.
You need to know what is covered and what is not covered ..... before you buy.
