There are many things to think and understand when buying a home. And when buying a historic house, this list is often much longer. It can be a significant difference between the houses, old and new, historical, and when considering buying a historic home, it is important to understand and appreciate these differences.

Buying, restoring and living in a historic old home can be a truly rewarding experience. Historic houses often have a sense of charm, nostalgia and personality that new homes simply can not compare. However, no matter how charming historic house may seem, it is important to fully evaluate the house and be realistic about the costs of modernization and restoration before buying.

Things to keep in mind when evaluating a historic house to purchase:

  • The main mechanical systems (heating, plumbing, electricity) as well, good condition? Do they need to be replaced or improved in efficiency or to comply with regulations?
  • What form the foundation? If the foundation needs work, what will it cost to repair?
  • Is there a problem with termites or termite damage?
  • How old is the roof? The leak in the roof need repair or replacement?
  • Is the house properly insulated?
  • The historic house containing asbestos, lead, or radon emissions?
  • What is the true age of the house? Perhaps the date of construction down to a certain date, or at least a decade in particular?
  • Overall, the amount of work and restoration is needed? What is the cost of restoration?
  • The original materials for the repairs? If not, alternative materials are readily available?
  • Are there local craftsman who specialize in historic homes or know?
  • Is the house considered a historic property and / or is it on the national register of historic places? If so, the owner may be eligible to receive, among other things, reductions in property taxes or appropriations from the state income tax. However, the owner may also be subject to regulations or special conditions on release or restoration of property.
  • What are the laws and local regulations concerning historic properties?

As with the purchase of a home, hiring an experienced, qualified inspector to assess the property for you is imperative. And when buying a historic home, consider hiring a home inspector who specializes in historic homes, and a structural engineer to fully assess the house.
