Florida has laws and regulations very low on what you can and can not do with your property. Many gated communities are communities restrcited act. This means that your neighbor can not have an RV parked beside the house, for example.
For some reason, they are very popular in Florida. I think it has to do with the age of many Floridians (or age of retirement for the elderly) and the need for security. However, it is not completely isolated communitieis age limit. Indeed, many well to do and wealthy districts in Florida (Windermere and Heathrow, Orlando, for example) are dependent.
