I'ma transplant from MA and when I arrived in Florida, I noticed strange FL communities that I've never seen before, and I have never been used. Have you noticed a community like communities FL we see here? Seeing these communities all around FL took some practice, but I think I now have a basic understanding of the functioning of a community FL. Here is an overview or introduction to the FL communities for people who do not know a whole lot about them.
1. Communities FL constructed mainly by developers.
From what I understand, a typical community LF is essentially an enormous amount of land developer buys in hopes of building a community of FL that are so popular. They buy land and then resell the land to an individual or a family looking to build a house. Sometimes the homes are custom homes and sometimes are located outside of a package set. Anyway, the goal is for a home builder in Florida to get people to buy property and build a house.
2. Communities FL are sometimes dependent.
Another unique thing in Florida is the idea of a closed community. I'm not sure I've ever seen a closed community in MA, but I'm sure they are around. FL communities sometimes adopt codes that must be met for the door to open, and sometimes there is a guardian of the person in question permanently. These security measures are sometimes relaxed, but sometimes the guards will not let a stranger in the community, without any authorization.
3. FL Communities are sometimes sold to a specific niche.
Some communities FL will market their communities to a specific niche - for example, there are plenty of communities in FL who will "age targeted" or "age limit." An age-targeted community is a community in FL that allow anyone to purchase a home - families, retirees, people, etc. On the other hand, a community in the age limit does FL allow people of a certain age buy or build a home - usually begins around the age of 55. Therefore they can build whole neighborhoods that are fairly autonomous and attractive for someone looking to retire.
At other times, communities FL can be marketed based on a particular amenity or hobby. There are many golf communities in Florida, FL Country Club communities, FL retirement communities, etc. It all depends on what you're looking to do or what your interests are.
4. Some FL Communities offer many packaged.
Some communities FL include a range of lawn care, trash service, and other various services included in the price of your home. Other communities FL offer these services, but will charge monthly or annual fees for these services as well. Florida Retirement Communities are particularly known for offering these types of packages.
