Commercial Property LeedsBe light LEEDing

The LEED rating system was created by the U.S. Green Building Council (USGBC) as a method of measurement "of a building green. The recognized standard in the U.S., it has quickly become a standard recognized internationally for the assessment of the building. With a growing number of companies in the United Kingdom to take measures to reduce their environmental impact, with an office that meets standard requirements can be a real sustainable advantage for your business, not only in terms of helping planet, but also money savings, improved staff productivity and reputation boost.

How does it work?

Under the LEED rating system, buildings are evaluated according to criteria in eight categories. The criteria for each category are then divided into six areas. Five of these you'd expect to find in any environmental assessment system, but the last, innovation and design, evaluate inventiveness in the building design and construction, provision of additional appropriations for remarkable elements of the construction or exceeded the criteria in other areas. At the end of the process, there are four levels of LEED certified and silver, gold or platinum.

Going Global

Although the grading system was established for the U.S. market, Leed is useful for multinational companies, providing an international standard against which all installations in the capital a company can be assessed even if no construction new ones have taken place. This makes it easier for companies in the United States to compare the overall expectations. And even if certain criteria have been defined by U.S. building practices, the USGBC has taken care to allow existing local standard to be considered, which means that global organizations have a choice in how their construction projects are made.

But a company should not be multinational to reap the benefits of having an office of the LEED certification. All the planning of a company to adapt or repair project can benefit the design of their mandate in the sense of LEED principles. Commercial Interiors category is planned for this type of project, taking into account things like flooring, furniture and finishes are specified. And you earn credits to make choices that show you have considered sustainability, such as using low VOC paints or specifying products with recycled content or materials of local origin.

What does this mean?
With the government's recent commitment to zero carbon housing, we in the business community should be doing our part as well, if the legislation does not currently cover commercial properties. With the early adoption of Leed, firms will anticipate future regulations, as it covers many of the ideas and concepts that could be introduced.

In selecting organizations Leed show a clear commitment to best environmental practices. Unlike some environmental programs, LEED certified projects must deliver on their promises and actually prove that what was designed was built. Certification may be reached at the end of a project completed, so that you can be confident in the award.

Benefits
The three key elements that must be taken into account the creation of a sustainable office - on the planet, people and profits - are integrated into the LEED certification. Leed certified projects by paying twice: to make reductions in energy.
