The first thing most people think of building a new home is the cost. You may have seen the cost per square foot calculator of any kind on a residential site plan and broker some interior designer websites that average construction of a private house in the south, north, east and the west coast. Unfortunately, the cost per square foot method (CPSFM) tends to mislead buyers ignore. When calculating the cost of square feet of that 2,000-square-foot home, you are able to compare figures on home builders who use this method for a quote before building. As you can see, the estimates may be very different.

Here are several reasons why the CPSFM is ineffective:

(1) Home Styles - A plan house with wood siding and a traditional house plan brick instead of the images would not even cost the same to build.

(Two) Type of Home - A story house plans and two story house plans sequence same place would not be the same cost to build.

(3) Specifications - This is the true story of why CPSFM is unreliable. Take a plan of 2,400 square feet house for example. Two different owners, who wants a house of bricks with all stainless steel appliances and plumbing, hardwood and marble floors, cabinets and granite countertops. The other owner would prefer a facade of brick and siding on the sides and rear, the economy line appliances, plumbing fixtures in chrome, carpet, furniture stock, and laminate counters. The price difference would be several thousand dollars.

In general, you should not rely on CPSFM. The most effective way to reduce the cost of building a house is to have your contractor prepare an offer with a complete estimate is based on departures. Take-offs is a process by which manufacturers do not dismantle a house plan (a set of house plans, as a study set) and calculate the cost of separate components of any home. Separate components includes all components used in the construction of the house. Some examples are wood, concrete, masonry, windows, doors, appliances, drywall, finishing, mechanical and electrical systems. There are many more but these are some elements that would be included in a take-off.

Perform a takeoff estimate is a long-term task that may take a week or two, depending on the manufacturer. Some manufacturers do the former using a calculator, pencil and paper. However, most manufacturers use software designed for take-off calculations to reduce the tender ago of half time, improve price accuracy, and present you with an easy to read breakdown of costs construction of your home.
